Below are links to some very useful maps. They detail everything you need to get 100%. When you get 100% you'll earn the Rhino (tank), which spawns in the rubble of Fort Staunton and you'll get unlimited ammo.

While I'm not going to detail every single side mission, here are some general tips.
To get 100% completion you need: all Story Missions, all Side Missions (Odd Jobs) including Fire truck, Police Car, Ambulance, and Taxi Missions, finish all Races in first place, get all 100 Hidden Packages, complete all 20 Rampages (Skull Icons), and complete all 26 Unique Stunt Jumps.
When looking for Hidden Packages, note that at least one is only accessible after the Shoreside Vale 8-Ball mission, "Bringing the House Down". This is because the rubble in the streets will provide a ramp for you to get up to it.
When doing Vigilante Missions (cop car), Fire truck Missions, Ambulance Missions, and Taxi Cab Missions, you have to get to level 12 to "complete" the mission and have it count toward your completion percentage.
The customers will become more demanding as you go up levels. You need to get to a Level 5 to "complete" it, which will also start generating money for you at either dealer (Capitol Autos or Hogs and Cogs).
When it comes to races, you have to come in first for it to count.
Certain missions, like "SlashTV" and "Avenging Angels" missions require that you are wearing a particular costume.
The "Love Media" side mission on the South end of Staunton Island is an easy way to make money. Note that there is a list near the garage door telling you what autos you need. Also, when you get into a car that Love Media needs, it'll tell you. Most of the cars can be found on the street without any special instruction. Just get to know what they look like and find them. However, there are few that are hard to find. The Hearse can be found behind the Hospital in Staunton Island. The ThunderRodd can be found in Portland, in a parking lot near the Callahan bridge. The BF Injection (Dune Buggy) can be found on the beach, below Salvatore's Mansion. The Hellenbach GT, and other fancy sports cars for that matter, can be found in Shoreside Vale, in the neighborhood where your safe house is located.
For the Avenging Angels side missions, it is easiest to leave your partner somewhere safe so that he doesn't get killed while you're out on the mission. You can figure out your own place to get him stuck or simply go into the Ammu-Nation. He'll follow you in, and then you can quickly leave. He'll try to follow you but end up in a corner inside the store.
